East London Property of the Week: One James Lane, E10

A boutique development of 5 beautiful 3-bedroom homes on the border of Leyton and Leytonstone.

Mixing the cool industrial warehouse feel of Shoreditch with the functionality and space of a traditional family home. These houses are really quite special and a real first for the area in terms of design and specification.

Each house is configured over 3 floors and provides c.1,322 sq. ft of flexible living space, incorporates outside space on every floor; balconies off each bedroom and a private rear garden. Bold exposed brickwork, dark slate roof tiles and large floor to ceiling windows are combined with more modern functional elements to create an impressive home.

The houses were designed with entertaining in mind. A bright dual aspect living space with a well-equipped kitchen and dining area creates the perfect social space. Full height double doors open out to a private rear garden perfect for alfresco living.

There is also a guest cloakroom with ample coat storage discretely situated under the staircase.

The design specification has been meticulously considered. The bespoke Pluck London kitchen incorporates everything you would expect in a modern kitchen including an American style double fridge freezer, double oven with 6 ring gas hob, dishwasher and a washing machine/dryer, and a beautiful Dik Geurts wood burning stove creates a natural divide between the kitchen and living room.

The triple height, light filled staircase is one of our favourite design elements. It leads up to 2 beautiful double bedrooms and a family bathroom on the first floor and an impressive vaulted master bedroom suite on the top floor of the house.

The master bedroom overlooks the rear garden and had a full-length private balcony. An extensive walk in wardrobe/dressing room divides the bedroom from the luxurious bathroom complete with his and hers basins, wet room style shower and a freestanding bath. Opaque windows to the front give the bathroom complete privacy, with a skylight in the vaulted ceiling providing a wonderful feel of being open to the elements.

The rear garden is fully landscaped with a mix of decking and lawn to provide the perfect alfresco living and dining space. The high rear boundary wall and side partitions give the gardens a private and secluded feel.

Leyton and Leytonstone to grow in popularity, in fact The Sunday Time recently crowned Leyton as one of the best places to live in the UK. The area is still seen as offering better value than more central east locations and convenient transport links, good schools and a blossoming community of independent shops and eateries mean buyers don’t have to comprise on lifestyle. It is also surrounded by the fantastic green spaces of Epping Forest, Wanstead Flats, Hackney Marshes and the Queen Elizabeth Olympic Park.

What we love about the area: Perky Blenders at project 660 (just a short walk from One James Lane) is always the first port of call for our caffeine fix! We also love everything about nearby Francis Road. It’s picture perfect terraced houses and its growing community of independent shops; we want to buy absolutely everything in Venner and can never resist stopping for a glass of wine at Yardarm.
